A flat sand spit behind the seawall
Dolls Point is a low sand spit that sits barely above Botany Bay, held back by the seawall along Dolls Point Beach. Cook Park runs the full length of that bay frontage, so nearly every street drains toward the water rather than away from it.
Streets that pond, not drain
That flat ground hides a high water table too. Dig a trench near the beach and it fills with groundwater and fine sand before the pipe is even uncovered.
Everything metal here lives in salt
Where we work
Plumbing services we cover across the point
We work the whole trade here, from a dripping tap to a relined sewer under the road. Four hubs group it all: emergency plumbing, general plumbing, drainage and hot water.
Good questions, straight answers
Emergency plumbing that answers on the first ring
The calls that cannot wait tend to come from the water: a flexi hose letting go upstairs, a toilet spilling over, or the smell of gas in a shut-up flat. On the older blocks a single burst can soak the units below before anyone finds the stop tap.
Ring the moment water is spreading. A backed-up drain, a pipe weeping under a slab or a heater dripping through a ceiling only gets worse the longer it runs.
We answer day or night and talk you through shutting off the water or gas while we are on the way. A make-safe over the phone often buys the time that keeps a small failure from wrecking floors and plaster.
A gas smell is never wait-and-see. Handling a live gas leak safely is a job for a licensed plumber, so we would rather you step outside and call than risk it.
We isolate first, diagnose second. Turning the water off at the meter or shutting the gas off stops the damage clock straight away, which gives us room to find the real cause without a flooded floor spreading.
Toilet Overflowing
A pan rising toward the rim stopped fast, then the blockage behind it cleared and checked so it does not repeat that night.
No Hot Water
A cold shower on a winter morning triaged on the spot, repaired where the fault is small or replaced if the tank has finally given up.
Gas Leaks
The smell of gas made safe before anything else, then the source traced with a proper test and the line sealed to standard.
Everyday plumbing repairs across Dolls Point
Most of what we do is the ordinary run of a home: taps that drip, toilets that rock, a bathroom mid-renovation, or a kitchen waiting on a dishwasher connection.
Salt ages the small parts first. Washers, seals and tempering valves wear out faster within a street or two of the bay, which is why a tap that was fine last summer starts weeping this one.
The housing here is a real mix, and each type asks for a different approach under the sink and inside the wall. We stock for both the old and the new, so the job is usually done on the first visit.
One call for a line that has let go. A burst pipe is the single job that carries both the emergency and the repair that follows, from the shut-off to the new run of copper.
Small jobs get the same care. A single dripping tap or a loose pan still earns a written price and a proper fix, never a quick bodge that has failed again by the following winter.
Residential Plumbing
Everyday repairs and upgrades for the cottages, duplexes and flats that make up the point, handled by a plumber who knows the local stock.
Maintenance Plumbing
Scheduled checks that catch a salt-worn valve or a tired washer well before it turns into a call at the worst possible time.
Toilet Repairs
Running, rocking and leaking pans put right and cistern mechanisms rebuilt, whether it is a single house or a flat in a shared block.
Toilet Installation
New suites fitted cleanly and sealed properly, whether you are renovating a bathroom or swapping out a cracked and dated pan.
Bathroom Plumbing
All the hidden pipework behind a bathroom renovation, sized and laid to suit the old double-brick homes and the newer rendered rebuilds.
Kitchen Plumbing
Sinks, mixers and dishwasher connections plumbed for kitchens from tight original galleys to open-plan additions on the back.
Tap Repairs & Mixer Taps
Dripping washers and stiff mixer taps rebuilt or replaced before the salt air seizes their spindles for good.
Shower & Leaking Shower Repairs
Failed waterproofing and leaking trays traced to the source and mended, usually without tearing out the whole recess.
Leak Detection
Hidden leaks under slabs and behind walls pinpointed with proper gear before a damp patch on the sand turns into a washout.
Water Filters
Under-sink and whole-home filtration supplied, installed and serviced for cleaner, better-tasting water straight from the tap.
Burst Pipes
Split copper and blown flexi hoses isolated at the meter and renewed quickly, so the flooding stops and stays stopped.
Dishwasher & Appliance Installation
Dishwashers, fridges and washing machines plumbed in with the right isolation valves, so a future leak is easy to shut down.
Backflow Testing
Testable backflow devices installed, tested and certified so your drinking supply and the street main stay safely apart.
Drainage and stormwater on a low sand flat
Drains on the point work against the ground itself. With so little fall and a water table sitting just under the surface, lines silt up, joints separate and sand washes in wherever the flow slows.
Where the water goes matters here. In a downpour the flat foreshore streets pond because the stormwater system can only empty once the bay drops, so a half-blocked pit shows up quickly.
Tree roots add to it. Figs and pines along Cook Park and Peter Depena Reserve chase moisture into the older clay joints under the side streets, and a slow gurgle is often the first sign.
We look before we dig. A camera survey shows the true fault, and a pipe relining can often rebuild the line from within and skip the trench across your yard.
Sewer and stormwater are different beasts. A choked sewer surcharges through a gully, while an overwhelmed stormwater pit backs up across the yard, and each one is traced and cleared its own way.
Drainage Repair & Installation
New and rebuilt drain runs laid to a true fall, even where the shifting beach sand keeps trying to move the ground beneath them.
Blocked Drains
Kitchen, laundry and yard drains choked with grease, roots or grit jetted back to a full and steady flow.
Blocked Sewer
Chokes on the low-gradient sewer lines under the point cleared before waste surcharges back up through an overflow gully.
Stormwater
Overwhelmed pits and pipes on the flat foreshore streets cleared and, where needed, upsized to carry a heavy downpour to the bay.
CCTV Drain Inspections
A camera run that shows exactly where roots or sand have found a way into an old and tired clay line.
Pipe Relining
Broken and cracked drains rebuilt from the inside with a cured liner, sparing the garden and driveway an open trench.
Hot water and the salt that shortens it
No suburb is harder on a hot water system than one sitting behind a seawall. Salt spray pits the casing, corrodes the valves and eats exposed copper, so tanks here rarely reach the age they would a few streets inland.
Whole blocks age at once. Because so many walk-ups were fitted in the same few years, their storage heaters tend to fail in a run, and a neighbour's cold shower is often a sign yours is next.
When a tank is past saving, the right move is a system sized to how the household really draws hot water, not just a like-for-like swap. Gas, electric and continuous-flow all have their place on the point.
Repair first where it stacks up. A tired element or thermostat is often worth fixing, but once the tank itself is leaking a hot water replacement is the honest call.
We size for the household, not the wall space. A family of five needs far more than a couple in a studio, so we match the unit to the real daily draw before quoting rather than fitting whatever was there.
Hot Water Replacement
Worn-out storage tanks swapped for a system sized to the household, a job we do again and again across the walk-up blocks.
Hot Water Installation
New and relocated systems installed properly, from a first unit in a rebuild to one moving off a salt-blasted balcony.
Hot Water Repair
Elements, thermostats and tempering valves renewed to bring the heat back when the tank itself still has life left in it.
Gas Hot Water Systems
Gas storage and continuous-flow units supplied and connected for steady heat and lower day-to-day running costs.
Electric Hot Water Systems
Electric storage systems fitted and maintained, with the tempering valve kept honest against the endless salt air.
Instant Hot Water Systems
Continuous-flow units that free up a cupboard and heat only the water you actually draw, never a tank sitting idle.
Dolls Point walk-up flats and their ageing hot water
Russell Avenue is the spine of the point, and along it stand rows of 1960s and 70s red-brick walk-ups. Their stairwells and balconies carry fleets of original storage heaters, all reaching the end of their lives within the same few years.
One burst, many flats
Between those blocks, seaside cottages and newer rendered duplexes fill the sandy lots off Malua Street and Gannon Avenue. Each stock has its own habits, from painted-over gate valves to modern manifolds.
A block-wide fix beats a patch

Where we work
The Dolls Point streets and suburbs we cover
Our regular run takes in Russell Avenue, Skinners Avenue and Norman Avenue, down through the foreshore streets to the Georges River 16ft Sailing Club on the Sanoni Avenue waterfront. Minton Avenue, Oldham Crescent and the lanes off Clareville Avenue are all on it too.
Past the point itself, we look after neighbours in Sandringham, Sans Souci, Ramsgate Beach, Ramsgate and Beverley Park.
On our home turf. The van reaching you has usually just come off a job a few streets away, so you are never paying for a drive across Sydney. That is also how we slot an urgent call in between booked jobs on the same day.
Good questions, straight answers
Frequently asked questions from Dolls Point locals
How fast can a plumber get to me on the point?
Because we work these streets constantly, the van reaching you has often just left a nearby job, so most calls on the point are seen the same day and urgent ones sooner.
Do you charge a call out fee?
No, there is no call out fee. Getting a licensed plumber to your door and giving you a written price costs you nothing, and you only pay once you approve the work.
Can you help with a burst pipe in a walk-up flat?
Yes. In the older red-brick blocks a burst flexi upstairs can run down through several units, so we shut the water off at the meter, stop the flooding and repair the line quickly.
Why do the storage hot water systems here fail so often?
Salt air off Botany Bay corrodes tanks, valves and fittings faster than it does inland, and many walk-up blocks still run their original 1960s and 70s heaters well past their use-by date.
My street floods in heavy rain, is that a plumbing job?
Often yes. The point is so flat that stormwater pits and gully drains struggle to clear before the tide drops, and a choked or broken line will pond water long after the rain stops.
Do you do work on strata blocks and units?
Yes, from single flats to whole blocks. We handle shared stacks, common hot water plant and the paperwork strata managers need, and we coordinate access across several units when a repair spans them.
Can you clear a blocked drain full of sand?
Yes. Pipes laid in beach sand shift and let grit wash in, so we jet the line clear and run a camera to find any cracked joints letting the sand back in.
Are your plumbers licensed and insured?
Yes, the whole team holds a full plumbing licence and insurance under licence #275278C, and the compliance certificate for your job is handed over with the invoice.
Do you offer a warranty on your work?
Yes. Our workmanship is covered for life by our Lifetime Labour Warranty, so if anything we fixed later plays up, we return and set it right at no charge.
How does your pricing work before I commit?
Your plumber inspects the job, then hands you one fixed written price for the whole fix before starting. You pay exactly that written price, with no hourly rates and nothing added afterwards.
